Keith S. Collins LLC has been contracted to manage the association. The Collins firm has extensive experience in Association management and is staffed with trained professionals. Assessments have been sent to each homeowner in the Wolfchase Farms sub-division. The assessments levied by the Association shall be used exclusively “to meet annual expenses including the cost of all operating expenses of the Association and services furnished, the cost of extended liability insurance, the cost of funding all reserves, and the estimated cost of repairs, maintenance, and replacement of the entrance monuments, entrance monument lighting, sprinklers upon easement areas, if any, entrance planting, common areas and common lake areas.”
The prorated annual assessment for 2008 is $50.00 (for the period August 1, 2008 through December 31, 2008 at $10.00 per month). A billing statement for $50.00 has been sent to each homeowner.
A meeting of the Wolfchase Farms Homeowners Association was held on Thursday, August 7 at Barlett Woods Church of Christ. The purpose of this meeting was to elect a new Homeowners Board of Directors. The meeting organizers were Rick McClanahan, Bartlett City Engineer and Keith Collins of Keith S. Collins LLC, a property management company. Rick McClanahan discussed some of the issues that had been brought up at previous meetings, namely the issues with erosion around the north and south lakes. The developers had done quite a bit of work, re-grading and seeding in an attempt to fix the erosion issues. It looks better but it is uncertain if the lake erosion problem is finally solved.
Between proxy votes and meeting attendees there were 57 votes to be counted. According to the by-laws, a board would consist of 3 members, a President, a Secretary and a Treasurer. Damon Wherry, Diane Jackson and Evelyn Dently were elected to the first Board of Directors. Annual homeowner dues were discussed. The figure of $50 was suggested via an ammendment to the covenant. That figure was viewed as possibly too low by Keith Collins. Keith said his fee if hired would probably be in the $550-600 a month range although he declined to commit to a specific number. When questioned about expenses Keith said that a rough estimate of property insurance would be projected to be in the $2000 annual range with insurance coverage for the board estimated at around $250 annually. Other expenses would be lawnscaping and maintenance in the common areas. This was estimated to be $200-250 a month.
